WANTED WEDNESDAYS

IN ANYTHING YOU PUT YOUR MONEY INTO.........ALWAYS KNOW YOUR RIGHTS!!

                                                                              -Trina

When you own your own home you can make alterations to anything you choose as differing from renters who have to get permission from a landlord if wanting to do the same.  News Flash.....despite the list of pros and cons when being a RENTER vs HOME OWNER, believe it or not RENTERS have rights!!  Most renters, however, aren't aware of exactly what those rights are so 1STCLASSLADIES are here to inform you.

                                                                 RENTER'S RIGHTS

  • SECURITY DEPOSIT:  While a lease may require a security deposit, do expect to receive your money back at your final departure if not having any internal or external damage to any property.  So if  you have BeBe's kids living with you and they've done some serious recking DO NOT expect that money back.
  • FAIR EVICTION: Tenants should be given ample notice; typically 30-60 days to evacuate the premises.  If a landlord does not follow that jurisdictions eviction rules and shuts of utilities, locks you out prematurely, or fails to go through the sheriff's office or police its called a self help eviction, which is ILLEGAL!!
  • SAFE AND LIVABLE CONDITIONS: Every tenant has the right to live under safe and sanitary conditions.  This meaning a well constructed building or house.  No cracks, leaks, or damages.  Hot water and heat are a MUST in the winter and air condition in the summer.  If for any reason you are without water or heat pick up a phone and dial 311!!
  • PRIVACY: A landlord must NEVER enter your residence unless you or someone of consent gives permission.  If there is an emergency such as fire or water damage a landlord has rights to enter onto the premises.  If otherwise the landlord has thus violated YOUR RIGHTS!!!!
  • COVERING YOURSELF: If having any occurrences against your landlord of unlawful conditions or acts make sure you take PICTURES, VIDEO, AND GET EVERYTHING IN WRITING!!
  • FAIR HOUSING ACT: The most resourceful (besides a lawyer) is to visit HUD''s website at www.hud.gov/complaints/housediscrim.cfm.  HUD will investigate your case.
  • LEGAL REPRESENTATION: If all else fails seek legal representation!!!
